Tbilisi apartment sales rose 18.9% in August
Colliers recorded 3,388 apartment transactions in Tbilisi in August 2026, up 18.9% year-on-year. Market value rose 35.2% to US$297 million, while foreign buyers reached 14% of transactions.
01 · What changed
New projects drove the increase: transactions in new developments rose 23.7%, with Samgori and Didi Dighomi contributing much of the growth. Weighted selling prices also remained higher than a year earlier across the city.
02 · Investment impact
Stronger transaction volume improves evidence of market liquidity, but rising prices can compress future returns if rents do not keep pace. Investors should compare the exact district, entry price and resale depth rather than treating the citywide growth rate as a guarantee.
