Tbilisi new-build residential prices rose 4.9% year-on-year in Q2

23 Jul 2026

GeoStat’s RPPI rose 0.9% quarter-on-quarter and 4.9% year-on-year in Q2 2026. The index covers newly built residential property in Tbilisi and stood 63.8% above the 2020 average.

01 · What changed

Apartment prices rose 4.8% year-on-year and private-house prices 5.5%. District price levels remained very different, with Mtatsminda and Vake among the highest-priced apartment markets in the official data.

02 · Investment impact

The release confirms continued price growth in the defined new-build market, but investors should compare this with rent growth and transaction liquidity. Capital appreciation can look attractive while net yield weakens if purchase prices rise faster than income.
