Georgia’s real estate sector attracted USD 119.9 million in FDI in Q2

8 Sep 2026

Georgia received US$468.8 million of foreign direct investment in Q2 2026, down 23.2% year-on-year. Real estate was the second-largest recipient sector with US$119.9 million, or 25.6% of total FDI.

01 · What changed

GeoStat attributed the overall FDI decline mainly to lower reinvestment. China, the United Kingdom and the United Arab Emirates were the three largest investor countries during the quarter.

02 · Investment impact

The real-estate share shows that property development remains a major destination for foreign capital even while total FDI fell. For buyers, that can mean more project supply and competition, so developer quality and exit liquidity matter as much as headline investment volume.
