Georgia’s construction costs rose 4.3% year-on-year in July
GeoStat’s Construction Cost Index rose 0.8% month-on-month and 4.3% year-on-year in July 2026. The residential construction index was only 0.5% higher than a year earlier, while non-residential and infrastructure costs increased more strongly.
01 · What changed
The annual pressure was stronger in transport, fuel and electricity and in labour than in construction materials. That matters because developer cost pressure is not uniform across every project type.
02 · Investment impact
For residential buyers, the data does not support assuming that every price increase is caused by construction costs. Compare developer pricing with local demand, supply, land value and project quality rather than accepting cost inflation as the only explanation.
