Foreign buyers accounted for 52% of Batumi apartment deals
Batumi recorded 1,235 apartment transactions in August 2026, down 4.3% year-on-year, while market value rose 2.9% to US$81 million. Foreign buyers accounted for 52% of transactions in old and new projects.
01 · What changed
Transactions in newly built apartments fell 6.3%, while older-apartment sales rose 31.4%. Colliers notes that last year’s bulk project registrations make the primary-market comparison less directly comparable.
02 · Investment impact
Batumi remains more dependent on international demand than Tbilisi. A high foreign-buyer share can support liquidity in strong projects, but it also makes individual units more sensitive to tourism, cross-border demand, project quality and resale competition.
