01 · Development partnerships

For private investors interested in development and infrastructure projects in Tbilisi and across Georgia. The minimum investment is USD 250,000; the average project value is approximately USD 1 million.

Funds are held in an escrow account at Bank of Georgia or TBC Bank and transferred to the agreed project company under the transaction terms, without passing through personal accounts.

Foreign investment is considered only for projects that provide for the sale of at least 80% of the completed building to Georgian residents.

02 · Land investments

Our partners hold land for different permitted uses across Georgia. International investment is considered subject to the conditions below.

Seaside

Batumi, Kobuleti, Anaklia — hospitality and residential on the Black Sea.

AI and data centres

Sites intended for computing infrastructure with potential access to hydropower capacity and fibre-optic networks.

Solar farms

Kakheti and Kvemo Kartli — high insolation, grid-adjacent plots.

Agricultural

Vineyards, hazelnut farms and greenhouses in Kakheti, Imereti and Samegrelo.

Cottages

Bakuriani, Gudauri and Borjomi — resort accommodation with potential rental management options.

Crypto mining

Industrial sites with potential access to hydropower. Applicable permits are required; residential land is excluded.

We do not consider foreign capital for land purchases intended for resale to other foreign buyers, or for projects planning to sell less than 80% of completed infrastructure to Georgian residents.

03 · Contributing Property to a Project

Owners can contribute a flat, building or plot in exchange for units or a share in a future project. We start with valuation, agree the key terms in writing, and transfer ownership only after the dedicated project company (SPV) is established.

04 · Escrow and Investment Structure

Each transaction uses a Georgian project company (SPV). Investment payments go to escrow at Bank of Georgia or TBC, and the bank pays contractors against invoices. Investors receive an ownership breakdown, quarterly reports and agreed exit terms for sale or rental.
