Preparing a Property for Sale
Listing before the property is ready often creates weak first impressions that are difficult to reverse. A short preparation phase — documents, cleaning, repairs, staging and accurate information — can make the launch clearer, faster and more credible.
01 · Prepare the documents first
Have the current Registry information, ownership details, key contracts, renovation records where relevant and answers on utilities, fees and included items ready before enquiries begin.
02 · Fix obvious small defects
Broken handles, dead bulbs, leaking taps, loose trim and similar visible issues can make buyers assume there are larger hidden problems. Small repairs often have outsized impact on trust.
03 · Deep-clean and simplify
Clean windows, kitchens, bathrooms and floors; remove excess personal items and clutter; open curtains and make rooms easy to understand. The goal is not to make the property empty, but clear.
04 · Stage for the real layout
Use furniture to demonstrate room purpose and scale without overcrowding. If a room has an unusual shape, help the buyer understand how it can function.
05 · Launch once with complete information
Good photos, an accurate description, realistic price and ready viewing process are stronger than listing early and fixing problems one by one after the market has already formed a weak impression.
