Matching the Right Property to the Right Buyer
A good apartment can underperform simply because it is presented to the wrong audience. Families, investors and international buyers often evaluate the same property through different priorities. The listing should lead with the reasons the most realistic buyer would actually care about.
01 · Identify the most realistic buyer
Start with location, total price, layout, building type, condition and likely use. Do not decide the audience from the renovation style alone.
02 · Families buy daily convenience
Families often care about bedroom separation, storage, schools, parks, lifts, parking, noise, safety and how easy daily routines will be.
03 · Investors buy numbers and liquidity
Investors usually focus on total entry cost, realistic rent, vacancy, maintenance, management, financing and who might buy the property later.
04 · International buyers need clarity
Foreign buyers may need clearer information on ownership, registration, payment process, building management, utilities, language support and how the property can be managed remotely.
05 · Match photos and copy to the buyer
Lead with the strongest relevant evidence for the likely audience. Generic luxury language is weaker than concrete benefits connected to the buyer's real use case.
