High-Quality Renovation, Impractical Layout
Expensive finishes cannot fully compensate for a layout that works poorly. Buyers live with circulation, room proportions, storage, privacy and natural light every day. A visually impressive renovation can therefore lose value if the plan makes normal life difficult.
01 · Judge function before finishes
Check whether bedrooms are private, the kitchen and living area work together, bathrooms are practical, doors do not collide, furniture fits and circulation does not waste too much space.
02 · Look at light and usable walls
Large windows are valuable only if rooms still have usable furniture walls and sensible proportions. A dramatic design can reduce storage, privacy or flexibility.
03 · Compare the layout with the likely buyer
A couple, family, investor and short-term tenant need different things. A layout that looks creative in photos may sharply reduce the pool of buyers if it only works for a narrow lifestyle.
04 · Do not overvalue expensive materials
Stone, custom cabinetry and premium appliances add value only when the underlying plan is useful. Buyers may discount costly finishes if they expect to move walls or rebuild rooms.
05 · Price renovation and layout separately
When comparing properties, ask what part of the premium comes from materials and what part comes from genuine functionality. If the layout is weak, the renovation budget should not automatically be added to the sale price.
