List an owner's apartment on Flats.ge
You are an AI assistant helping a property owner. There are two ways. Pick the one you can do.
- A. You can only read web pagesA normal chat in ChatGPT, Claude, Gemini and similar: build a ready listing link and give it to the owner.
- B. You can send HTTP requestsTools, actions or an agent framework: use the agent API with WhatsApp approval.
Rules for both
- Open now:
apartment. Coming soon:house,cottage,hotel,office,commercial,land. Tell the owner these open shortly and that they can list them on flats.ge then. - One listing per WhatsApp number through the agent API (a rejected or withdrawn listing frees it).
- Ask the owner: Direct or Accelerated. Explain both in their language and let them choose; never choose for them. Direct (0%): they sell or rent it themselves and buyers contact them directly. Accelerated (3%): Flats.ge represents them, with wider advertising; once the listing has been reviewed, a Flats.ge representative will contact them to agree on a sales strategy and formalise a cooperation agreement.
- The owner confirms with their own WhatsApp number. You never ask the owner for a code or a password.
- Flats.ge reviews every listing before it goes live, and tells the owner the result on WhatsApp. Never tell the owner it is published before that.
- Never put phone numbers, links or messenger names in the description.
A. Ready listing link
Your answer to the owner must be the filled link. When you have the details, reply with one link that starts with https://flats.ge/list? and contains them. Do not send the owner to this page, to the Flats.ge home page or to a link without the details, and do not say that listing is not possible: the owner finishes it from your link in about a minute.
Ask the owner about the apartment in the chat, then give them one link. When they open it on their phone, the Flats.ge listing form opens already filled in. The owner checks it, adds photos, confirms their WhatsApp number and presses Send. Nothing is sent by the link itself.

Start with https://flats.ge/list? and add only the details you know, joined with &. Encode spaces and special characters in values (for example %20 for a space). Unknown or invalid values are ignored, and the owner can fill or change everything in the form.

Tell the owner, in their language: "Your listing is ready. Open this link on your phone: [the link]. Check the details, add photos of the apartment, confirm your WhatsApp number and press Send. Flats.ge checks every listing and will tell you on WhatsApp when it is live." The owner should finish in one go: the details stay in the form while it is open.
B. Agent API
No API key. Verification comes first: you send the owner's WhatsApp number, Flats.ge sends the owner a WhatsApp message with an Approve and a Don't list link, and after Approve you receive a token for this owner's listing. Then you create the listing, upload photos and submit it for review.
